This awesome three-story HOA deck project built by the nh deck builder Modernize It LLC was designed to fully capitalize on the property’s elevated setting and sweeping lake views. The scope of work included the construction of three upper penthouse decks planned to give residents unobstructed sightlines and a comfortable outdoor space for relaxing, entertaining, and enjoying the surrounding landscape.
In total, the project features over 600 square feet of Deckorators Voyage decking, selected for its rich color, stability, and excellent slip resistance which was an important consideration in the lakeside environment. The decking was paired with Trex Select railing, which was intentionally chosen to keep views open and unobstructed while still meeting safety requirements for a multi-level structure. The clean railing profile complements the architecture of the building and allows the lake to remain the focal point from every deck level.
As part of the renovation, the entire staircase and balcony system was redesigned and redecked to improve circulation between levels and create a more intuitive, user-friendly layout. The updated stair and balcony configuration enhances both safety and functionality while giving the exterior of the building a more cohesive, modern appearance. These improvements not only elevate the day-to-day experience for residents but also add long-term value to the property as a whole.
Durability and low maintenance were major priorities throughout the project. All structural and finish elements were PVC-wrapped using Azek, eliminating the need for ongoing painting or staining. This approach provides superior protection against moisture, temperature swings, and weather exposure that are common in lakeside environments, helping ensure the decks perform reliably for years to come with minimal upkeep from the HOA.
The project was completed with a custom drink rail, adding a functional and social element that makes the decks even more enjoyable for everyday use and gatherings. The finished result is a set of high-performance, visually refined decks.
